The Humboldt County Planning Commission denied a short-term rental special permit at 132 Pepperwood Lane in Arcata Forest during its June 4 meeting, after neighbors and staff described repeated complaints tied to the property.

According to the meeting summary, the applicant’s management company said it had tried to respond to complaints about noise, trash and road maintenance. A neighboring property owner described late-night noise, traffic, hot tub use near her home and what she called chronic disruption to family life.

Commissioners then discussed whether the permit should be denied, shortened or approved with stricter conditions, including moving outdoor amenities farther from the shared boundary and limiting the approval period. Staff drafted denial findings based on repeated neighborhood impacts.

The vote for denial was unanimous.
